Radon Testing in Middle Tennessee

Radon is a naturally occurring radioactive gas produced as uranium in soil and rock breaks down. It has no colour, no smell, and no taste, and the EPA identifies it as the second leading cause of lung cancer in the United States. The only way to know what a house reads is to measure it.

This matters more in Middle Tennessee than in most of the country. Wilson, Rutherford, Davidson, and Williamson counties are all EPA Radon Zone 1 — the highest of the three EPA categories, meaning the predicted average indoor screening level is above the 4 pCi/L action level.

How the Test Works

Why Radon Matters Here Specifically

The limestone and karst geology under Middle Tennessee is exactly the kind associated with radon migration into buildings. Zone 1 designation covers the county, but the reading is a property-level fact — two houses on the same street can differ substantially depending on foundation type, soil contact, and how tightly the house is sealed.

A common and expensive misconception is that new construction is safe. It is not. A tightly built, well-sealed modern home can concentrate radon more effectively than a draughty older one. Finished basements and lower-level living spaces, common in Franklin and Williamson County, are precisely where radon accumulates and where people spend time.

Radon Testing FAQs

How much does radon testing cost?

Radon testing is $225, and it can be bundled with a home inspection on the same visit. Inspection plus radon comes to $620 at base inspection pricing.

What radon level requires action?

The EPA recommends fixing a home at 4 pCi/L or higher, and suggests considering mitigation between 2 and 4 pCi/L. Results come with that comparison written out so the number means something.

How long does a radon test take?

A minimum of 48 hours with the house kept closed. The monitor is placed at the time of the inspection and retrieved afterward, so it does not add a separate trip for you.

Is radon really a problem in Tennessee?

In this part of it, yes. Wilson, Rutherford, Davidson, and Williamson counties carry the EPA’s Zone 1 designation, the highest risk category. Sumner County is Zone 2, moderate. Every home should still be tested regardless of zone, because the zone predicts a county average and you are buying one specific house.
