Most builder warranties on new construction run for one year. An 11-month warranty inspection is done in the window just before that expires, while everything found is still the builder’s obligation rather than yours.
It is the highest-value inspection available in the fast-growing parts of Middle Tennessee, because it is the only one where somebody else pays for what gets found. A month later, the identical list of defects becomes your repair bill.
Mt. Juliet, Murfreesboro, and the Williamson County corridor have absorbed sustained, fast residential construction for well over a decade. Volume building is not inherently poor building, but a compressed schedule shows up in predictable places: insulation thinned around the attic hatch, flashing details finished in a hurry, and lots graded to the plan rather than to the finished landscaping.
Almost none of that is visible at the closing walkthrough. It becomes visible after one full Tennessee weather cycle — a humid summer and a wet winter — which is precisely when the 11-month inspection happens.

Around the tenth or eleventh month after closing. That leaves enough time to get the report, submit the claim, and have the builder respond before the warranty lapses. Leaving it to week 51 is cutting it too fine.
Municipal inspections check code compliance during construction. They do not evaluate workmanship, and they do not come back a year later to see what settling, weather, and use have revealed. Those are different questions.
