A full home inspection is a visual evaluation of everything that makes the house work: the structure it stands on, the roof that keeps water out, and the electrical, plumbing, and HVAC systems running through it. The deliverable is a written report with photographs, delivered the same day in most cases.
The purpose is not to pass or fail a house. It is to tell you what you are buying, what it will cost you in the first few years, and which items are worth negotiating before you close.
Middle Tennessee has humid summers and mild, wet winters, which is the combination that drives crawlspace moisture. A large share of the region’s housing sits over a crawlspace rather than a basement or slab, and inadequate vapour barriers are among the most common findings across every city in the service area.
The other regional constant is limestone. Wilson, Rutherford, and Williamson counties are all EPA Radon Zone 1, the highest of the three categories. That does not make radon a certainty in any given house, but it does make testing worth the $225 on almost any purchase here.
Home Inspection is available throughout the service area at the same pricing, with no travel surcharge. Each city page covers the housing stock and the conditions that come up most often there.
Most take two to three hours depending on the size, age, and condition of the property. Larger homes and homes with significant deferred maintenance take longer, and the time is taken rather than cutting the walkthrough short.
You are welcome to, and it is genuinely useful for the last thirty minutes or so. Seeing a defect in person and asking questions about it is worth more than reading about it later. If you cannot attend, the report is written to stand on its own.
Same day in most cases. Inspection periods in Middle Tennessee are often short, and a report that lands three days later is much harder to negotiate from.
Those are separate services. Radon testing is $225 and mold testing is $325, and both can be run on the same visit so you are not scheduling a second appointment against a tight closing date.
