Mold needs three things: moisture, an organic surface, and time. Middle Tennessee supplies the first one generously — humid summers, wet winters, and a housing stock built largely over crawlspaces. The assessment identifies whether there is active growth, where the water is coming from, and how far it has spread.
Finding mold is rarely the hard part. Finding the moisture source that is feeding it, and which has usually been feeding it for a while, is the part that determines whether a remediation actually holds.
The single most common location is the crawlspace. An older crawlspace with a missing or torn vapour barrier will run high humidity through an entire Tennessee summer, and fungal growth on floor joists and subfloor follows. None of it is visible from inside the house, which is why it is so often discovered at the inspection rather than by the seller.
Around Old Hickory Lake — Hendersonville, Gallatin, and the shoreline neighbourhoods — ambient humidity runs higher still, and condensation on ductwork in enclosed spaces adds a second moisture source. Elsewhere, the usual causes are undetected plumbing leaks, poor exterior grading pushing water at the foundation, and bathrooms vented into an attic instead of outside.

It is worth considering if the home has a crawlspace, sits near water, has any history of plumbing leaks or roof leaks, shows visible staining, or has a musty smell. A musty odour with nothing visible is a common and legitimate reason to test.
No, and that is deliberate. An assessor who also sells the remediation has an obvious incentive to find a problem. The assessment is independent, which is what makes the result worth something.
