Pricing Questions

Why does the home inspection start at $395 instead of being one flat price?

Because homes are not the same size. $395 covers a typical single-family home in the service area. A larger or older home takes longer to inspect properly, and the quote reflects that. You get the exact number before you book — there are no fees added afterward.

What is included in the $395?

The full inspection — structure, roof, exterior, electrical, plumbing, HVAC, attic, insulation, and interior — plus a written report with photos, delivered the same day in most cases. There is no separate report fee.

Can radon and mold testing be done on the same visit?

Yes, and it is the usual arrangement. Radon requires a minimum 48-hour test period, so the monitor is placed at the inspection and retrieved afterward. Scheduling both together avoids a second trip and works better against a tight closing date.

Do you charge extra for travel within the service area?

No. Mt. Juliet, Lebanon, Gallatin, Hendersonville, Murfreesboro, Franklin, and Smyrna are all inside the standard service area at standard pricing.
