It is not an X-ray and it does not see through walls. It shows thermal anomalies, which then get confirmed with a moisture meter or by direct investigation. Used that way it turns a guess into a documented finding.
Thermography is most valuable on two kinds of Middle Tennessee property. The first is a remodelled or flipped home — common near MTSU in Murfreesboro and in the older parts of Lebanon and Murfreesboro — where new drywall and fresh paint can sit directly over water damage that was never actually addressed.
The second is larger, more complex housing in Franklin and Williamson County, where multiple HVAC zones and complicated rooflines create more places for duct leakage and roof-to-wall moisture intrusion to hide. In both cases the camera finds the anomaly and a moisture meter confirms it.
